The ULI Foundation provides philanthropic support on behalf of the Urban Land Institute (ULI) and its member stations. In supporting ULI, the ULI Foundation seeks private funds from individuals, foundations, and corporations for priority initiatives and carries out such activities as prospect identification, qualification, cultivation, solicitation, and donor stewardship; generation of proposals; grants management; and management of the Foundation’s Board of Directors. Reporting to the Foundation’s Director of Advancement Services and working closely with ULI Foundation staff, the Manager, Prospect Research Development is responsible for the development and management of materials and resources related to the prospective donor research and management needs of the ULI Foundation
Create and implement processes and policies that will ensure timely, thoughtful, and accurate research and analysis of donor and prospect information.
Develop and maintain a process to identify, qualify, and track high-net-worth individuals (HNWIs) and institutional prospects to support the work of the ULI Foundation.
Interpret biographical and financial information, interests, personal connections, and other key relationships in order to determine potential for support.
Map the strategic relationships among different donor segments (e.g., HNWIs and Foundation constituents).
Prepare profiles and strategic briefings about prospects and donors.
Present prospect research in a strategic and actionable way.
Develop and maintain a prospect management system that drives effective movement of leadership gift prospects through the donor cycle.
Collaborate with Foundation staff to develop cultivation and solicitation strategies that facilitate moves management.
Help determine engagement, event, and volunteer opportunities that align with prospect interests and increase donor involvement.
Work closely with the Assistant Director, Philanthropic Services, to ensure that the database is optimized as a fundraising tool and resource.
Maintain current knowledge of fundraising and philanthropy issues, trends, best practices, and resources.
Maintain the highest standard of professional ethics, complying with Apra’s Statement of Ethics and ethics policies set forth by CASE, AFP, and similar organizations.
Five to seven years of experience with prospect research and management.
Experience conducting research, analyzing information resources, and publications. This would include fundraising databases, online services, and database screenings and overlays.
Experience locating, analyzing, interpreting, and synthesizing biographical, business, and financial data from an array of sources.
Exceptional verbal and written communication skills.
Self-motivated with the ability to work independently and as part of a team in a highly collaborative environment.
Capability to communicate effectively with a wide range of individuals within the organization.
Ability to set priorities, organize, and manage diverse activities to meet deadlines.
Ability to manage resources to achieve project goals on time and within budget.

Ability to manage confidential and highly sensitive information appropriately.
Proficiency with Microsoft Office Suite (Word, Excel, Access, PowerPoint, Outlook).
Proficiency with fundraising databases preferred.
