What does a Specialty Leasing Representative look like at Tanger?
The Specialty Leasing Representative (SLR) identifies unique tenant prospects and income generating opportunities through networking and establishing relationships with prospective tenants. Under the direction of the Senior Director of Specialty Leasing, the SLR develops proposals, negotiates lease terms and finalizes lease deals. This position is assigned to multiple properties in support of occupancy and company goals.
What are the key job duties for this position?
Achieve specialty leasing goals as set by department for new and operating centers.
Work to achieve individual specialty leasing goals as assigned.
Maintain contact list for specialty leasing contacts, pooling sources of networking with other Specialty Leasing Representatives.
Screen and qualify all Specialty Leasing prospects
Make initial contact via email or phone for incoming prospect inquiries
Gather tenant information including application; photos of products and/or existing stores or carts; and legal entity documentation
Forward qualified prospects to Director of Specialty Leasing for approval
Cold call competitive malls and work with our property managers to identify potential tenants
Develop and maintain strong relationships with all specialty tenants and prospects.
Maintain frequent contact and dialogue with all assigned specialty accounts.
Develop and maintain positive relationships by contacting each prospect on a quarterly basis.
Conduct personal visits to specialty tenants’ and prospects’ home offices to promote leasing activity where needed.
Visit with specialty tenants/prospects on site at the centers within or outside of specified region as needed.
Perform general leasing activities.
Develop proposals, negotiate terms, and finalize deals with the assistance of Senior Director of Specialty Leasing, paralegal and/or Legal Department
Follow up on outstanding legal paperwork for assigned deals to achieve timely lease execution
Coordinate with all members of Leasing Team in the development of leasing plans.
Coordinate with Construction Manager/Tenant Coordinator on the construction and turnover of Tenant spaces
Attend monthly Leasing meetings and Leasing Conventions as required.
Attend Asset Management Team meetings at various properties as required.
Maintain a working knowledge of information as it relates to the Outlet Retail and Real Estate Industry.
Are you qualified for the Specialty Leasing Representative?
4-year degree in business related field highly preferred
3+ years proven experience in Retail Lease and/or REIT industry
Ability to develop and foster tenant relationships coupled with a driven and enthusiastic mindset
Ability to travel overnight (up to 50%)
Analytical experience; exposure to forecasting and budgeting a plus
Strong interpersonal and negotiating skills
Excellent oral and written communication skills
Exceptional attention to detail with strong organizational, multi-tasking and time-management skills
Intermediate proficiency in Microsoft Office Products and Excel required
