GK Development is seeking a Specialty Leasing Representative that will work with Senior Management to establish and execute a plan to lease inline, cart/RMU, vending and event space for specific retail centers in our portfolio. This position involves heavy prospecting via cold-calling, canvassing, and networking within the local community to become familiar with growing businesses in the market.
The ideal candidate will have strong sales, leasing and retail industry knowledge with a proven track record of closing deals.
Prospecting: Aggressively and proactively look for new tenants to fill vacant spaces by cold calling, warm calling, sending eblasts, mailings, and in-person canvassing
Negotiate new deals and renewals and prepares documents for execution.
Follow up by systematically tracking leads and executing deals in a timely manner.
Manage deal flow from start to finish; Work with operations to ensure spaces and RMU’s are in leasable condition, maintain open communication with tenants, ensure all necessary documents are received from tenants, coordinate move-in/move-outs with onsite staff.
Maximize revenue by identifying new opportunities for specialty leasing whether it be inline, RMU, advertising or other creative approaches.
Work with management to adhere to budget and strive to achieve sales goals.
Cultivate new and maintain existing relationships with desirable prospective tenants – focusing on regional and local retailers and businesses.
Qualify potential tenants by reviewing their financial statements, credit report, and checking references
Keep immediate supervisor apprised as to all activities.
Align with National leasing managers and property management to develop and maintain the proper merchandising strategy for each center.
Review industry publications and local market publications for information on the retail/shopping center industry as well as maintain local market intelligence.
Develop and maintain first class customer service relationships with current short-term specialty leasing clients.
Bring a perseverant and positive attitude to work every day.
2-5 years of commercial leasing experience, retail preferred.
Proven experience prospecting for tenants via cold calling, warm calling, canvassing and networking.
Excellent negotiation skills demonstrated by track record of closing deals in a timely manner.
Ability to travel to properties frequently by car and plane; overnight travel required 50%+.
Self-starter who is highly engaged, organized, goal focused and strategic in planning their daily, weekly, monthly and annual priorities.
Communicate effectively both orally and in writing whether it be one-on-one or in large groups.
Highly proficient in Microsoft Excel and Word as well as social media.
Experience with customer relationship management (CRM) software preferred.
Ability to problem solve in difficult situations.
Must possess attention to detail.
Team-oriented with ability to work independently.
Bachelors degree in a related field.
Real estate license a plus.
Employee must maintain reliable transportation daily, valid driver’s license, and valid vehicle insurance
